Water in a crack is what turns a small problem into a big one once it freezes. Sealing early is the cheapest work you will ever have done on a driveway.

Sealcoating
A protective coat that takes the sun, the plow and the runoff instead of your asphalt taking it. Done on the right schedule it roughly doubles the life of the surface.

Resurfacing and overlay
When the base is still sound but the top is spent, a new layer costs a fraction of a full tear out and looks brand new.

Full replacement
When the base has gone, patching is throwing money away. We will tell you straight which one you are looking at.

A single crack
One clean line, usually from the ground settling or a hard freeze. Fill it now and it stops there. Leave it a season and water gets underneath, freezes, and pries it open.

Alligator cracking
Cracks webbing into small plates like this mean the base underneath has failed, not the surface. Sealing it accomplishes nothing. This section needs cutting out and rebuilding.

Cracking that keeps spreading
A crack that branches and reaches toward the edges is early base trouble. Caught now it is patching. Left another two winters it is resurfacing or replacement.

Common questions
How much does driveway repair cost in the Vail and Aspen area?
It depends on what the driveway actually needs, and anyone who quotes you before looking at it is guessing. Patching a few bad spots is a small job. Sealcoating a standard residential driveway is a bigger one. Resurfacing costs more than either, and full replacement more again. We look at it, tell you which category you are in, and put a number on it for free.
When is the right time of year to repair asphalt in Colorado?
Asphalt work needs warm, dry ground, so the season here runs roughly from late spring through early fall. Sealcoating in particular needs a stretch of dry days above about 50 degrees to cure. If you are seeing cracks in the winter, the move is to get on the schedule early rather than wait, because the good weeks fill up fast.
Do I need to repair my driveway or replace it?
The question is whether the base underneath is still solid. If the surface is cracked and faded but the ground under it has not shifted, patching or resurfacing will hold for years. If you are seeing sunken areas, spider webbing across a wide section, or potholes that come back in the same spot every year, the base has failed and new surface over it will fail too. We will tell you which one you have even when the answer is the cheaper job.
How long does sealcoating last?
On a residential driveway at this elevation, expect two to three years between coats. Our UV exposure, the freeze and thaw cycle, and plow traffic are all harder on a surface than they would be at lower altitude, so the interval is shorter here than what you will read in national guides.
